We recommend membership with the Real Estate Bar Association (REBA) and the newly established Paralegal/Title Examiner Committee (PTEC).  PTEC is creating a web site to include updated links to critical areas of interest and is pursuing educational opportunities, all related to the needs of the real estate paralegal and title examiner.
 
 
PLEASE NOTE THAT A PILOT PROGRAM HAS BEGUN AT THE MIDDLESEX NORTH DISTRICT REGISTRY OF DEEDS AND OTHER REGISTRIES WHEREIN THE ORIGINAL DOCUMENTS WILL BE SCANNED AT THE TIME OF RECORDING.  THE ORIGINAL OCUMENTS WILL THEN BE RETURNED TO THE INDIVIDUAL DOING THE RECORDING.  THIS WILL REQUIRE THAT A SELF ADDRESSED STAMPED ENVELOPE BE SENT WITH THE RECORDING TO ENABLE THE RETURN OF THE ORIGINAL DOCUMENTS.  ALTHOUGH THIS PROCEDURAL CHANGE IS IN THE EARLY STAGES, IT IS ANTICIPATED THAT THIS WILL AFFECT ALL REGISTRIES AT SOME LATER DATE.  ANY QUESTIONS MAY BE DIRECTED TO OUR OFFICE.

SUFFOLK        Requires self addressed stamped envelope.

 

NORFOLK Charges $1.00 PER DOCUMENT.  Registry supplies envelope & postage.

 

MIDDLESEX SOUTH.    No additional charge or requirement.

FOR REGISTERED LAND DOCUMENTS

 

All Registered Land documents that are recorded are retained by the registered land section.  If time stamped copies are needed, send duplicate originals.  It is recommended that for a recording that involves both registered and recorded land that duplicate originals be submitted.

 

Registered Land may have stronger requirements for documents required for recording.  The most common are with recorded authority of the individual/s or entities executing the documents. If there are any questions, the documents can be sent for review by this office prior to recording.

 

 

 

REMEMBER:

 

Documents that are considered a “multiple” will be charged for each action created.  One discharge of three mortgages will be charged as if three discharges. Although this varies according to each registry, care should be taken in advance. 

 

 

Registries do not give change and in most cases will not accept overages. 

Separate checks for each document or blank checks are advised.
